Property valuation is basically the process to calculate the economic value of real estate. In real estate it is necessary for buyers, lenders and sellers to calculate the estimated value of a property to make sound financial decisions. The working of a property valuator is to determine the fair market value of a property on which seller as well as buyer agrees .In other words it is assumed that both the parties have relevant information about it and none of them is forced to buy or sell.

Property valuation is done on the basis of four main parameters

  • Demand: - it means that the flux of interest or buying power for the property in the market for purchasing the proposed property.
  • Utility: - utility may be defined as the ability of the real estate to satisfy the need of the buyer and its requirement in the current location in different perspectives.
  • Scarcity: - Scarcity means that the availability of the real estate is limited in that region so it can also increase the demand as well as cost of the real estate.
  • Transferability: - Transferability refers to the ease at which the real estate property can be transferred to the new owner with all the required legal documentation as per the interest of both the parties.

These are the four important parameters we need to consider in the valuation of a property. In order to remember them all we can simply use acronym ‘DUST’ to remember the important concept in valuation.
